About the Project
Reconstruction of the house and garden
Apartment house no. 15/29 on Stavební street, built in the 1920s, will undergo a complete reconstruction and 2 additional floors will be added. Within 6 total floors, we will build 19 apartments of 1+KK, 2+KK, 3+KK dispositions with above-standard large balconies or private gardens.
Stunning view over Brno
There are 4 unique 1+KK apartments in the top floor from where you can enjoy a beautiful view over Špilberk Castle, the Cathedral of St. Peter and Paul (Petrov), and spend calm evenings watching the sunset. For the most demanding clients, we offer the option to connect these apartments together into a luxurious 150 m2 apartment with direct elevator access.
If you wish, you can buy a cellar as an extra. Parking on the street is free. There is a shared garden of 160 m2 which belongs to the house. The garden has been designed by a landscape architect. Apart from the hedgerow, well-kept grass, and mature trees, you can look forward to relaxing in the garden gazebo.
Reconstruction of the classicist gem
Velehradský Architectonic studio preserved the classicistic elements of the original house, a decorative brass rail, a period staircase, retro flooring, high ceilings, and doors too. The new floors which are being built will be distinguished by the character of the new building
A neglected location that is developing rapidly
The Šmeralka apartment house is in the Trnitá historical industrial area in the Brno city centre. Besides the reconstruction of the number of apartment houses from the 1920s, Brno is planning on a modern low-energy neighborhood in Špitálka which is now the part of the Teplárny Brno area (Brno Heating Plant). Currently, an architectural competition concerning the future of the entire area is being evaluated. The winner will be announced in spring 2019 by the city of Brno. You can get from quiet, one-way Stavební street (where the house is located) to the Main Train Station within 10 minutes. The closest tram stop is named Masná.
Both an investment and a quiet living area
Due to the sizes and dispositions, the apartments are a good fit for first housing, but are also great as an investment and rental property. There is a high demand for quality housing in the center of Brno by young working people from both the Czech Republic and abroad. We assume the building site will be finished in the first half of 2020.
